Accommodation Terms & Conditions

Haku_ma | MARC AND PORTER Inc.

These Terms & Conditions govern the accommodation contract and related agreements between Haku_ma (hereinafter referred to as “the Facility”) and guests staying at the Facility.

Article 1 (Scope of Application)

Accommodation contracts and related agreements entered into between the Facility and guests shall be governed by these Terms & Conditions.
Matters not stipulated herein shall be governed by applicable laws and generally accepted practices.

Article 2 (Application for Accommodation)

Guests applying for an accommodation contract shall provide the following information:

  • Name

  • Contact details

  • Dates of stay and number of guests

  • Estimated time of arrival

  • Any other information deemed necessary by the Facility

Article 3 (Formation of Contract)

The accommodation contract shall be deemed concluded when the Facility accepts the reservation (upon confirmation notice or completion of payment).

Article 4 (Payment)

Accommodation charges must be paid in advance or by the due date specified by the Facility.

Article 5 (Cancellation Charges)

If the guest cancels all or part of the accommodation contract for personal reasons, the following cancellation charges shall apply:

  • Cancellations made after 5 days prior to the check-in date: 100% of the accommodation fee

  • No-show without notice: 100%

For reservations made through online travel agencies or booking platforms (including but not limited to Airbnb and Booking.com), the cancellation conditions displayed on such platforms shall take precedence.

Notwithstanding the foregoing, if the Facility incurs actual damages (including but not limited to loss of sales opportunity, loss of profits due to inability to resell, special cleaning costs, restoration costs, repair costs, additional labor costs, or other reasonable expenses), the Facility reserves the right to claim compensation exceeding the above cancellation charges.

All time calculations shall be based on Japan Standard Time (JST).

Article 6 (Check-in / Check-out)

Additional charges may apply for use beyond the designated check-in or check-out times.

Article 7 (Refusal or Termination of Accommodation)

The Facility may refuse or terminate accommodation in the following cases:

  • Violation of laws or public order and morals

  • Affiliation with organized crime or antisocial groups

  • Intoxication or disruptive behavior

  • Noise or party purposes

  • Exceeding maximum occupancy

  • Unauthorized visitors or additional guests

  • Commercial use, events, or photo shoots without permission

  • Doubts regarding payment capability

  • Past troubles with this or other facilities

  • Risk of disturbance to neighbors

  • Actions that significantly damage the Facility’s concept or operational order

  • Any other situation deemed unsafe or inappropriate by the Facility

Article 8 (House Rules)

Guests shall comply with the house rules and instructions provided by the Facility.

Article 9 (Prohibited Conduct)

The following are strictly prohibited:

  • Parties or events

  • Loud noise

  • Unauthorized additional guests or visitors

  • Commercial photography

  • Removal or relocation of furniture or equipment

  • Smoking

  • Bringing hazardous materials

  • Illegal activities

Violation may result in immediate eviction without refund.

Article 10 (Compensation for Damages)

Guests shall be liable for actual costs incurred due to damage to the building, furniture, appliances, artworks, crafts, or facilities, including repair, replacement, custom reproduction, business losses, and cleaning expenses.

Article 11 (Special Cleaning Fees)

Additional cleaning fees may be charged for excessive stains, odors, garbage left behind, vomit, pet hair, or similar conditions.

Article 12 (Noise and Neighborhood Consideration)

If complaints are received from neighbors, the Facility may restrict usage or request immediate departure.

Article 13 (Valuables)

The Facility shall not be liable for loss or theft of valuables unless caused by willful misconduct or gross negligence.

Article 14 (Force Majeure)

The Facility shall not be liable for damages caused by natural disasters, transportation disruptions, or other force majeure events.

Article 15 (Termination of Contract)

In the event of violation of these Terms & Conditions, the Facility may immediately terminate the contract without refund.

Article 16 (OTA Reservations)

Even for reservations made through booking platforms, the accommodation contract is concluded directly between the guest and the Facility.

Article 17 (Personal Information)

Personal information shall be handled in accordance with the Facility’s Privacy Policy.

Article 18 (Governing Law and Jurisdiction)

These Terms & Conditions shall be governed by the laws of Japan.
The Kanazawa District Court shall have exclusive jurisdiction over any disputes.
